Neptune Wharf is located on Grinstead Road in Deptford, SE8. The development sits next to Folkestone Gardens and is directly opposite Deptford Park. It is within easy reach of Surrey Quays, Canada Water and Deptford stations, providing convenient connections across London.
Anyone over the age of 18 with the right to live in the UK is eligible to rent an apartment, provided they can pass credit checks and prove they meet an affordability check. Those who cannot pass the affordability check may still be allowed to rent if they have a suitable guarantor. We also partner with a guarantor alternative service who provide a suitable guarantee for an additional fee.
Build-to-Rent (BTR) is a type of rental accommodation that is purpose-built and professionally managed specifically for renters. Unlike renting from an individual landlord, Build-to-Rent developments are owned and managed by a dedicated team whose focus is on providing a high-quality rental experience. Residents benefit from professionally maintained homes, on-site management, resident amenities and a long-term approach to customer service.
While every landlord is different, many residents prefer Build-to-Rent because it offers a more professional and consistent rental experience. At Neptune Wharf, residents benefit from a dedicated on-site team, professional maintenance services, resident events, inclusive 1GB broadband, secure cycle storage and access to a range of amenities and leisure outlets. There is no risk of a private landlord deciding to sell the property, and our team is available to support residents throughout their tenancy.
You can reserve your apartment at any time for a £300 reservation fee. Once the apartment has been reserved, you will be able to start the referencing process, which typically takes up to 48 hours. Once this is complete, we can schedule your move-in, subject to availability.
We can usually accommodate quick turnarounds, with the referencing process taking the majority of the time. This is often determined by how quickly you submit information, but usually takes around 48 hours.
Following the Renters Rights Act, all tenancies in England and Wales are now periodic, which means they will last indefinitely or until you serve two-months’ notice to us.
As per the Tenant Fees Act 2019, we do not charge any fees for the application process, and there are no hidden fees due during the tenancy. We do charge for replacement keys and fobs.
The tenant is responsible for paying electricity, heating (which is supplied by a communal heating system) and water charges directly to the utility companies. You are also responsible for council tax and must register with the council. You are also responsible for a TV licence if you require one. There is no charge for WiFi, this is provided as part of your rent.
You and your friend can each earn a £500 rent credit through our Refer a Friend program. When you refer a friend who then moves into one of our rental apartments, you receive this credit as a thank you. This offer provides an excellent incentive to share your great living experience with friends while reducing your rent. Most residents pay a traditional tenancy deposit equivalent to five weeks’ rent. We also offer a flatfair No Deposit solution, where you can pay a one-off fee equivalent to 28% of a month’s rent. Please speak to the leasing team for current options.
Yes. If you do not meet our affordability requirements, we may be able to accept a UK-based guarantor who passes our referencing checks. We also work with specialist guarantor providers for applicants who do not have access to a suitable guarantor.
Students may be considered subject to affordability and referencing requirements. In most cases, students will need to provide a suitable guarantor,or use an approved guarantor service.
Our resident and maintenance teams are available to help with any issues that arise during your tenancy. Maintenance requests can be submitted through the Residents App or by contacting the team directly. Emergency issues are prioritised and responded to as quickly as possible.
If you decide to leave, you simply need to provide the required notice under your tenancy agreement. The team will guide you through the move-out process and arrange a final inspection before the return of your deposit, subject to any agreed deductions.
We currently offer only furnished options, subject to availability.
We have a number of parking spaces available in a covered and secure underground car park. Parking spaces can be rented from us on a first-come, first-served basis. This will form an additional charge to the rent.
There is secure cycle storage available on site which is accessible only to residents and accessed by fob.
Yes. Every apartment comes with complimentary 1GB broadband included in the rent, allowing residents to move in and get connected immediately.
Yes, and they will love the area! However, there are some restrictions on the type, size and breed and guidance on how to look after them in your apartment and the communal parts of the building. Please ask the team for further details.
Yes, our maintenance team are on site regularly, and you can submit a maintenance request via the Neptune Wharf Team or through the Resident’s App.
Neptune Wharf benefits from secure access control systems, fob-controlled communal areas, secure cycle storage and an on-site management team. Access to residential areas is restricted to residents and authorised visitors.
All apartments and communal areas are non-smoking.
Yes, you may have artwork and mirrors on the wall, provided you return the apartment in the same condition as when you moved in. This means patching and painting small holes. We can also help you with this if needed for a small fee.
Communal areas are accessible by an electronic fob and the apartments are accessed by key. You will receive these at move in, with the number depending on the number of bedrooms in your apartment. If you lose them, there will be a fee for replacement.
The apartments all have an EPC rating of B, which means they are energy efficient. Electric, heating, and water bills will depend entirely on usage. More information on council tax banding will be available on the Lewisham Council website.
Rent will be due on the first day of each month by standing order. Your initial payment and deposit can be paid by bank transfer.
Yes, we host regular events and social functions throughout the year, both internally and in partnership with other local organisations. The team will also help you to form groups with other residents through the Residents App.
